Documents for mortgage loan application

Required Documents for All Mortgage Loans

Title certificate for the mortgaged/financed property (not older than three months)
Cadastral map image (not older than six months); a cadastral map image does not need to be provided for refinancing using the Mortgage of Mortgages as long as there has been no change from the original appraisal of the property market value
Property market value appraisal completed by an external appraisal in accordance with the methodology of LBBW Bank, a.s. (Bank) not older than six months
In the case of an application for another mortgage loan from LBBW secured by the same property as the original loan, the applicant can use the original property market value appraisal completed for the purpose of providing the original loan as long as it is not older than five years
As to refinancing, the Bank accepts conditionally an appraisal completed for the original loan provided that it is not older than five years. If the original market value appraisal is used, the applicant must provide:
  • an official declaration regarding the property using the Bank's form
  • current photographs of the appraised property (an apartment - three photos: one from the outside view of the house and 2 of the interior; a family house and other types of estates: 5 photos - 2 pictures of the house from its front and back, 3 interior pictures)
Document under which the title to the mortgage property was acquired if the existing title originated prior to 1 January 1993
Lease agreement for land where the mortgaged property is located if it is owned by the central or municipal government
Lease agreements if the property is used for gainful purposes and is leased
Document defining the scope of joint marital property - a notarial deed or a court decision
Document demonstrating the mailing address of the applicant/co-applicant if it differs from the address shown on personal ID card (for example, SIPO payment slip, gas/electricity bill, account statement or Ownership certificate of the property owned by client - output from public portal http://nahlizenidokn.cuzk.cz/ is acceptable)
Document demonstrating that applicant/mortgagor has his permanent address in the mortgaged property, i.e. personal ID card or a receipt of payment not older than one month - for example, invoice, SIPO payment slip, telephone bill, etc. (if it is required that the mortgagor must have his permanent address in the mortgaged property)
If the mortgagor differs from the applicant, a document demonstrating the relationship between the mortgagor and the applicant (applicant's relatives in direct line of descent) - a birth certificate or a marriage certificate (if it is required in respect of the product that the mortgaged property must be owned by the applicant/co-applicant or his relatives in direct line of descent)
Declaration of assets and liabilities (applies to IQ Mortgage for Residential and Recreational Property without Proof of Income)

Purchase of Real Estate

Draft / signed purchase agreement / (future purchase agreement)
Purchase of land - document demonstrating that the land is designated for construction purposes - (planning permit/approval)

Purchase of Apartment from Developer before the Issue of Occupancy Permit - the Mortgaged Property Is the Financed Property

Copy of a building permit showing a legal effectiveness clause
If individual apartments are not registered in the Land Registry at the time a mortgage application is made - Draft owner declaration for the mortgaged property
